(Mishnah): If a person sold a house, the sale does not include the yetzia (a small room that surrounds the outer walls of the house) even if it opens to the house; nor does the sale include the storeroom at the back of the house; nor the roof of the house when it is fenced in, to a height of ten tefachim.

R. Yehudah: If the fence has a doorway, even if it is not ten tefachim tall, it is not sold.

(Gemara) - R. Nachum quoting R. Chiya bar Ba: The yetzia must be four by four amos at a height of ten tefachim, as well as roofed and walled, for it not to be included in the sale.

R. Zeira: These explanations were given by R. Chiya bar Aba himself (as the Mishnah does not contain any of these details.)
