SUMMARY
1. The Mishnah discusses what is not included in the sale of a house. 2. Even if a person drew the borders of his property, he did not mean that everything within the borders is included in the sale. 3. The Gemara explains why a person would draw extended borders when he is not including everything within them in the sale. 4. The same applies to the sale of a field. 5. The Gemara discusses the sale of land when a person owns two pieces of land with the same name.

A BIT MORE
1. For example, a second, separate house in the back or front of the main house (some say it is a room with many windows) is not presumed to be sold together with the house unless it is explicitly included in the sale. 2. This is so unless he explicitly wrote or said that everything within the borders of the property that he is drawing is included. 3. He wants to make an identifiable map of where the property lies. This is why, for example, a person who sells a room in a palace would not merely draw the room, as it is not clear from the document where that is. Rather, he draws the entire palace (and they both know which room they discussed in the sale). 4. If a person clearly said that he is selling one field, and he draws borders of all of his property, he still is presumed to be selling only that one field. 5. The Gemara explains that if he said "land" in the singular, he receives only one piece of land. If he said "lands," he receives both pieces of land.
