the tosefta says that the cohen who helps and gets trumah in return, the trumah turns into Hulin. What does this mean? Why does the Cohen or the Ba'al Habayis mind if the trumah is now hulin?

'Chil'lu' means They created a Chilul Hash-m, as the continuation of the Gemara clearly indicates - not that they turned the Terumah into Chulin, as you understood.
